6 Mistakes That Cost Orlando Sellers Money

The small, avoidable errors that quietly shrink your sale price — and exactly how to avoid each one.

Most sellers don’t lose money on their home sale through one big mistake — they lose it through several small, avoidable ones. After 20+ years selling homes across Central Florida, here are the costly errors I see most often, and exactly how to avoid each one.

The 6 Mistakes That Quietly Cost Orlando Sellers

  1. Overpricing “to leave room to negotiate”The single most expensive mistake. An overpriced home kills your best two weeks of demand, goes stale, and ends up selling for less after price cuts. Accurate pricing creates competition; inflated pricing kills it.
  2. Listing before the home is readyThe first photos and first showings are your one shot at a strong first impression. Listing before cleaning, decluttering, and handling obvious repairs leaves money on the table from day one.
  3. Weak or amateur photographyOver 90% of buyers start online. Dark, cluttered phone photos get scrolled past. Professional photos earn the clicks that become showings — and showings become offers.
  4. Pricing on emotion or the wrong “comps”What you paid, what you owe, or what a neighbor “heard” a house sold for are not valid pricing inputs. Only recent, truly comparable closed sales tell the real story.
  5. Restricting showing accessEvery showing you decline is a potential buyer you lose. In a hot opening window, flexibility directly translates to more — and better — offers.
  6. Choosing an agent on commission rate aloneThe cheapest listing fee often comes with the weakest marketing. What matters is your net proceeds. A strong agent who sells for more easily outearns the small savings from a discount listing.

The Pattern Behind Every Mistake

Notice the common thread: nearly all of these come down to pricing and presentation in the first two weeks. Get those right and the rest tends to fall into place. Get them wrong and even a great home underperforms.

How to Avoid All of Them

Every one of these mistakes is avoidable with the right plan. It starts with knowing your home’s true market value — which is exactly where I begin with every seller.
